Compensated cooperation means that our brokerage commits to sharing transaction fees fairly with other agents, outside brokers, and independent agents. A broker will never be excluded from compensation because they are not a part of our network. We welcome and encourage all outside brokers and buyers as this has proven time and time again to lead to more profitable outcomes for our clients.

Why?

Offering an outside broker fee is not universal within the world of commercial real estate brokerages. Offering outside brokers fees ensures that each property is being marketed to the highest number of brokers, tenants and buyers. Simply put, we share fees because it is in the best interest of our clients.

We know what you’re thinking. Don’t all brokerage firms cooperate?
Typically, brokers market a property to all of their buyers or tenants because that gives them the opportunity to represent both parties in the transaction. Though this is not an uncommon practice in commercial real estate, representing the buyer and seller can at times limit the buyer pool. Ultimately, this limited exposure results in profit loss for sellers because they are not receiving as many offers as they could if their property were to be openly marketed.

At SVN Vanguard, we incorporate collaboration into all of our listing agreements and vow to honor our national franchise agreement stating that we must cooperate with all brokers.
